Suggested Ko’olani Board action items

These issues have been before the board for many months and we have not had action!

Every item should stay on the list until completed or rejected.

Q: • Who can I talk to about accessing wifi in the common areas? I'm having trouble finding the   network and logging in. Thanks (6/1/09)

A: Its my understanding according to the May 28 Board meeting an internet company has been hired to trace, review and tag all internet and camera wires running throughout the building. The next step will be to set up and working on the wifi.

Q: •Install surf board racks at no cost to the owners as promised in our

  purchase documents. (5/5/09)

A: Installing surfboard racks. (Director Virginia Low 5/5/09)

Q: •Install new bicycle racks and replace the temporary dysfunctional

racks that the GM installed on the first floor. (5/5/09)

A: Installing new bicycle racks. (Director Virginia Low 5/5/09)

Q: •Open the hot tub for two additional hours on Friday and Saturday

  nights. (5/5/09)

 A:

Q: •Fix the tennis court fence and wind breaker ASAP! (5/5/09)

A: Drawing up fence plans for the tennis court. (Director Virginia Low 5/5/09)

Q: •Purchase and install two squeegees for the tennis court. (5/5/09)

 A:

Q: •Install the 1st floor bulletin board that was promised months ago. (5/5/09)

A: Purchasing a 3' X 5'  bulletin board for the first floor. (Director Virginia Low 5/5/09)

Q: •Install a gate to the ground floor water pump area at the front of

 our building. (5/5/09)

A: Installing a gate to the ground floor water  pump area. (Director Virginia Low 5/5/09)

Q: •Install a gate at the entrance of the dog park so that we can let our

dogs off the leash to relieve themselves. (5/5/09)

 A:

Q: •Consider allowing the dog owners to walk our dogs to the grassy area

on the 6th floor. This will make our building “Pet Friendly” as

promised in our purchase documents.   This area is, for the most part,

unused by most of the owners due to excessive wind most of the

time.    Ko’olani pet owners must walk our dogs on the street at all

times.  An argument could be made that the association is at risk by

not providing an area to walk our dogs. (5/5/09)

 A:

Q: •Add functional lighting to the dog park so that the owners can locate

dog waste and remove it after dark.

 A:(5/5/09)

Q: •Improve the maintenance and appearance of our landscaping.

A: Setting up a landscape committee (check flyer on bulletin board). (Director Virginia Low 5/5/09)

Q: •Consider setting up an owner’s landscaping committee.  I will

 volunteer to help. (5/5/09)

 A:

Q: •Fix the treadmill in the gym without delay.  It has been out of

service for at least six months. (5/5/09)

 A:

Q: •Do a better job of keeping the owners informed about the legal costs,

events and activities relating to the owner’s litigation against the

developer.  The Board represents the owners and it has an obligation

to relate appropriate and timely information. (5/5/09)

 A:

Q: •Purchase and install rentable storage units for the owners that need

it. This will provide much needed additional income for the

 association. (5/5/09)

 A:

Q: •Reconsider replacing or redesigning the speed bumps in our driveway. (5/5/09)

 A:

Q: •Dress up our building by painting the common areas and the

 stairwells. (5/5/09)

 A:

Q: •Install lighting and security cameras on both ends of our building to

cover the park at night.  The majority of the park users are our

residents and I think we are at risk after dark when walking through

the park. This situation will not change after the park is completed!

Please provide our owners with security NOW!  Do not wait until one of

our owners gets mugged or robbed. (5/5/09)

 A:

Q: •Install a tank less water heater for the outdoor pool shower so that

we can take a comfortable shower before and after using the pool. (5/5/09)

 A:

Q: •Replace the dysfunctional timer on the hot tub that does not work.

 A:

Q: •Use the message boards in the elevators to keep our owners advised of

local events and minimize the continuing reminders of house rules that

constantly appear.  A positive message on occasion would be nice!! (5/5/09)

 A:
